Ashbrook Homeowners Association's 2026 Annual Meeting will be held Thursday, October 22, 2026. Registration opens at 6:45 PM; the meeting is called to order at 7:00 PM.
Location: Ashbrook Clubhouse, 44300 Arapaho Terrace, Ashburn, VA 20147. Residents may also attend via Zoom at https://us06web.zoom.us/ (meeting ID: 828 1767 8581; passcode: 300374).
The meeting will include the association's annual report, announcements about plans for the coming year, and the election of three directors: two seats with three-year terms and one seat with a two-year term.
Electronic voting will be provided by Vote HOA Now. Ballots and instructions will be emailed by October 5 to all email addresses on file. Homeowners may also vote in person at the October 22 meeting or email management to request a paper proxy.
The candidate application deadline was September 25. Applications were to be returned to Integrity Community Management for inclusion on the ballot.
Please plan to attend: the election cannot be conducted unless a quorum of homeowners is met.

Loudoun County Animal Services is seeking the community's help in identifying a dog involved in a bite incident near our neighborhood.
On Wednesday, August 5th at approximately 5:30 PM, a German Shepherd type dog bit a person while being walked on a leash on the walk path between the Ashborough apartment complex and the Ashbrook Commons shopping plaza. The dog was being walked by a white female in her 50s with light brown hair.

Bulk trash removal is not included in Ashbrook's weekly trash service. This includes furniture, mattresses, exercise equipment, etc. A good rule of thumb is: if it does not fit in your container, it is considered bulk trash!
Elite Disposal offers bulk trash removal, but it must be scheduled by the resident. If you have bulk items for disposal, please email bulk@elite-trash.com. Depending on the item and its size, there may be a charge for removal, payable by the resident directly to Elite. They will provide you the cost, if any, and a scheduled pick-up day. Please do not set out bulk trash prior to the night before scheduled pick-up.
Alternatively, you may take items to the Loudoun County landfill at 21101 Evergreen Mills Road, Leesburg, VA, or schedule removal with another company.
Important Reminders
All containers for trash, recycling, or yard waste cannot be put out until the evening before pick-up, and must be stored out of view from the street by the evening of pick-up.

Recycling service is single-stream — all recyclable materials may be combined in your container. Recyclable items include newspapers, magazines, books, cardboard, aluminum, glass, and plastic bottles. Take-away containers, Styrofoam, pizza boxes, and plastic bags are NOT recyclable.
Yard waste is picked up in paper lawn bags or emptied from rigid plastic containers clearly marked "YARD WASTE." Plastic bags are not picked up. Tree limbs and brush must be tied in bundles no longer than four feet in length and four inches in diameter. Elite will only pick up 10 yard waste bags per home per visit, unless scheduled as bulk pick-up.

The B.F. Saul Company has announced plans to request approval to build two or three data centers and a power substation on the vacant property located at the intersections of Russell Branch Parkway, Ashburn Village Boulevard, and Route 7 (Leesburg Pike). These data centers and substation are not currently allowed and would require Special Exception (SPEX) approval from the Loudoun County Board of Supervisors (BOS). No SPEX application has been submitted to Loudoun County at this time.
If BF Saul does move forward with submitting a SPEX application, it will undergo a months-long, if not years-long, review process involving analysis from several county departments including Transportation, Community Planning, and Natural Resources, followed by a Public Hearing before the Loudoun County Planning Commission and a final vote by the Board of Supervisors.

Unfortunately, the weather is not cooperating for opening day. Due to the cold temperatures and continued rain forecasted for today, the pool will be closed.
As a reminder, all residents need to complete the application process to update their pool passes for this year. POOL PASSES FROM LAST YEAR DO NOT CARRY OVER TO THIS YEAR. EVERYONE MUST REAPPLY FOR PASSES. YOU MUST HAVE A VALID, CURRENT POOL PASS TO ENTER THE POOL.
Last year, Spotted Lanternfly populations surged across Ashburn, disrupting outdoor activities and leaving behind sticky honeydew that turns into black, sooty mold on patios, furniture, and plants.
A major reason for this spike is their strong preference for the Tree of Heaven, where they reproduce at rates up to seven times higher than on other trees. Reducing this tree will help reduce general populations over time, but in the short term, lanternflies have shifted to other trees, like maples.
Avoid sprays and sticky bands
Please do not spray pesticides or use sticky tape traps. These methods often harm birds, bats, and pollinators far more than they help control lanternflies.
Circle traps are designed to take advantage of the lanternfly's natural behavior of climbing upward. A mesh skirt wraps around the tree trunk and funnels the insects into a collection container at the top. Traps photographed in nearby Courts and Ridges HOA captured hundreds, even thousands, of nymphs on a single tree, with no observed harm to other insects or wildlife.
A 4-pack of circle traps can be purchased online for about $20. If you prefer a DIY approach, Penn State University provides step-by-step instructions for building your own using common materials.

It is simple but effective. If you spot a lanternfly, stepping on it helps reduce the population.

The Ashbrook Pool will open on Saturday, May 23rd for the season! Please review the following important information so that you are able to enjoy the pool all summer long.
All residents must register for a pool pass online, even if you had one last year. Registration is open and you may use the link below to access the online pool pass application. During the registration process, you will be asked if you would like to receive an e-pass or a classic hard copy card-style pass. E-passes are the preferred option, and allow you to download your pass(es) directly to your phone or other device at no cost. If you opt for a classic card pool pass you will be responsible for the $5 per card fee, and Access Granted will mail the passes directly to you.
All owners must be current in their assessments to use the pool! If you have tenants, they will not receive pool passes if your account is delinquent. If your assessment account becomes delinquent during the pool season, your passes and all household member or tenant passes will be revoked until it is made current.
During the registration process, you will be prompted to upload proof of address for all members over the age of 18. This may be in the form of a state issued identification card, driver's license, or a utility bill showing your name and address. Tenants must also upload the top page of their lease. Passes will not be issued without this information. This information must be provided every year!

Loudoun County Public Schools close on June 15th and reopen August 17th.
The pool rules are enacted for the safety of all users and lifeguards. All pool-goers agree to follow the rules and understand that their pool passes may be revoked if they are unable to do so. Access to the pool will not be allowed without a pass.
Registrations will be processed weekly but not on weekends. All registrations must be completed by Weds May 20th to ensure approval by opening day. Any applications received after May 20th will not be guaranteed approval by opening day.

Message from Loudoun Water
Loudoun Water and other utilities around the country begin hydrant flushing every Spring as a way to clean their water distribution systems. Flushing in the Loudoun Water service area began this week and will continue for about 12 to 15 weeks.
The flushing of hydrants around the service area will have no effect on water usage.
At each stop, a staff member will open a hydrant and take samples to measure water quality. Hydrant flushing has several benefits including clearing sediment from the lines, giving crews a chance to monitor our system and ensuring high standards of water quality. For the safety of our employees and community residents, we ask that you do not approach them while they are working.
A flushing map is published on Loudoun Water's website so you may see where the crews will be flushing each week.
